Ground up and shell construction requires significant planning prior to breaking ground. Our staff works with the design professional and our subcontractors to make sure questions are answered and details are complete. From developing to site and building pads to pouring foundation, our experienced on-site staff has extensive knowledge of self-performing concrete work; therefore, our team ensures the proper controls are in place. Our team focuses on material lead times and scheduling the appropriate inspections, so the work is not delayed. Our staff, from the beginning, identifies those materials and equipment that needs to be ordered early to mee the project schedule. Whether it’s a new build or renovations to an operating business, our team evaluates existing conditions, coordinates with owners, landlords, property managers and more to prevent ongoing operations from being impacted. Safety
One of our highest priorities is a safe environment and project for all stakeholders. Our superintendent, project manager, trade foreman and safety consultant all work together to ensure a safe job site. Kopplow revies the safety programs of each subcontractor for compliance, holds regular safety meetings with employees and subcontractors so that safety is top of mind. Kopplow also engages a third-party safety consultant who visits projects regularly and on demand. This is why Kopplow’s Experience Modifier is one of the lowest in the industry.
Pricing & Budgeting
In early design phases, Kopplow relies on relevant historical costs and current subcontractor input and develop realistic budgets to help owners and design professionals make educated decisions. Value engineering ideas are offered along the way to maximize budgets. Once designs are complete, Kopplow solicits bids from its extensive and properly vetted subcontractor list to ensure a competitively priced final contract amount or GMP.
Quality Control & Inspections
Kopplow Construction implements a quality control program that involves multiples layers of management. Our superintendent, project managers and field operations officer are all participants in weekly meetings with owners, design professionals and subcontractors. In addition to internal daily inspection and observations, our staff, as part of these weekly meetings walkthrough inspections are performed to identify potential issues or deficiencies. As a result of these inspections, any corrective action is implemented to ensure the project remains on schedule and of the highest quality.
Scheduling
Initial schedules in early design are based on similar projects and refined throughout the design phase as the documents become more complete. During construction, our project team routinely updates the schedule with input from subcontractors , weather, material delivers and more. In certain circumstances areas can be identified for more intense focus and acceleration if necessary. Updated schedules are presented at each project meeting for review.
Project Close Out
Kopplow Construction’s quality control program during construction limits major deficiencies on the punch list. The punch list is developed in coordination with the owner and design professionals. Kopplow endeavors to expedite completion of the punch list and minimize interferences with the operation of the facility. The project manager will immediately compile all closeout documents including as-built plans, warranties, certificates and operating manuals and deliver in electronic format to Owner for future references. Kopplow maintains close contact with the Owner during the warranty period to make sure the building and associated systems are functioning properly.
